A quiet setting in Kudoyama Town, near Mount Koya
This detached house is in a vacation-home area in Kudoyama Town, Wakayama Prefecture. It is near the World Heritage site Mount Koya and well-known temples, in a region known for its connection to Yukimura Sanada. Surrounded by mountains, rivers, and temples, the area is rich in nature and offers beautiful scenery.
At the foot of the mountain, about a five-minute drive away, there is a river where you can fish for sweetfish, as well as Shionose Campground. Many families visit in summer. There also appear to be places nearby where you can ski in winter. There are very few residents in the area, making it a quiet mountain setting. Wild deer sometimes pass in front of the house. Parking space is available.
Utilities and Condition of the Building
Electricity, gas, and water are connected and can be used as-is. The toilet is flush. Water charges are included in the management fee, with no limit on usage. An outdoor bath with a view of the mountains could also be considered.
Waste from outdoor cleaning remains at the edge of the garden. It was intended to be buried in concrete. There was a leak in the roof previously, but it is not leaking now; we were told it had been repaired.
Management Fees, Taxes, and Access
The annual management fee is ¥44,000, including tax and water charges. It has been paid through March 2027. Property tax is ¥8,800.
The road to the property includes a somewhat steep mountain road. Minivan-type vehicles can travel from the entrance to the area in front of the management office, but the final approximately 200 m leading to the house can be traveled by a kei car or a regular-sized car that is not large.
Purchase and Viewings
The plan was to buy it as a summer retreat, grow vegetables on the property while doing DIY projects, and enjoy mountain living. However, due to family circumstances, the owner had to move overseas unexpectedly, making it difficult to manage the property, so they have decided to let it go. They hope it will be taken over by someone who enjoys nature, the mountains, and DIY.
