Smart Farm and Greenhouse Details
Two greenhouses newly built in 2017 are equipped with an internal nutrient solution system. At the time of construction, approximately KRW 200 million was spent on the greenhouse facilities and approximately KRW 75 million on the internal nutrient solution system. The auxiliary container located on the property is also included in the sale price.
The pipe specifications used are considerably thicker than those of typical greenhouses, and additional columns were installed inside to make the structures sturdy. Sale Price Calculation
The farmland sale price was calculated with reference to actual transaction cases for nearby farmland over the past 10 years. The average transaction price of 14 actual transactions for nearby farmland over the past 10 years was found to be approximately KRW 138,230 per pyeong, and the price was set based on that average. To facilitate a faster contract, the land price was adjusted to KRW 120,000 per pyeong.
The facilities were assessed taking into account their construction cost in 2017, period of use, and depreciation. Assuming a useful life of approximately 15 years for the greenhouse, the facility value was set at approximately KRW 110 million, but it was adjusted to KRW 90 million to facilitate a faster contract.

Location and Living Environment
The farmland is close to the town center, making it a suitable location for living in the town center while also farming. Gokseong-gun currently provides a basic income, so each person can receive KRW 150,000 per month.
Okgwa-myeon town center has elementary, middle, and high schools, as well as a university, and basic everyday amenities are also available. Compared with other rural areas, daily life is relatively convenient. The property is recommended for those considering both farming and actual residence while planning to return to farming or engage in greenhouse cultivation.
