Free Transfer of Land and Buildings on Ojika Island
This property is located on Ojika Island, north of the Goto Islands. The land, single-story wooden main house with a tiled roof, and storage shed will be transferred free of charge. The land category is residential land, and the land right is ownership.
The property was occupied from April through December 2023 but is currently vacant. In September 2025, the grass around the house and in the small vegetable garden in front of the house was cut once. Since it has not been maintained afterward, the grass is presumed to be overgrown now.
Overview and Condition of the Buildings
The main house is a single-story wooden building with a tiled roof, built in 1955. The building is unregistered. The main house is slightly tilted, and although this is not severe enough to interfere with living there, the fusuma and shoji cannot be closed completely. Termite damage can be seen on the attic posts.
When the property was occupied, there were some roof leaks. They were temporarily stopped after being repaired with amateur workmanship, but there is a possibility that the roof is still leaking. The hanging door at the place where one exits from the earthen-floored area to the outside is broken and will not open unless it is lifted.
There are items left behind in both the main house and the storage shed. The recipient will receive the property together with these items.
Notes on Plumbing and Facilities
The bath is a Goemon-buro bath, and the toilet is a pit toilet. The bath boiler is old and has rust. In addition, the fittings at the firebox opening have come off. Hot water comes out of the faucet in the bathroom, but the bath cannot be heated.
Road Access and Rebuilding
The entrance to the site is narrow and located slightly uphill from the road, so vehicles cannot be brought onto the site. The road in front of the site is also narrow, and rebuilding is not permitted. There is no parking.
There are issues concerning road access, and there are special circumstances that constitute a violation of the Building Standards Act. When considering acquiring the property, please check the conditions at the site and the relevant laws and regulations in advance.
Transfer Conditions and Costs
Because this is an old property with many defects, the transfer is requested to be made with the transferor exempt from liability for nonconformity to the contract. Handover is possible immediately.
The transferor will complete the procedures for transferring the land and register the transfer of ownership. However, this does not constitute registration of the building. The transferor will bear the registration and license tax. The recipient will bear the costs of obtaining and sending the necessary documents.
If gift tax is imposed in connection with acquiring the property or land, it will be borne by the recipient. The recipient will also bear the real estate acquisition tax.
