In Goulles, Corrèze, this manor house dating from around 1873 offers 200 m² of living space, four bedrooms in the main house and an independent two-bedroom gîte. Set on 1,900 m² of land, it enjoys panoramic views of the Massif Central and the surrounding countryside. Price: €245,500.

A renovated manor house with period features

Formerly a school, the house has been fully renovated while retaining period features. The bathrooms, floors, windows, electrical system and plumbing have been modernized. The house is on the edge of the village, in an enclosed, secluded property, with an elevated garden and an above-ground swimming pool.

A village with shops and walks nearby

A grocery store, bakery and bar-restaurant are about a five-minute walk away. Several paths from the gate provide routes for walks through the village and nearby hamlets. The Lioran ski resort, in the Massif Central, is near Aurillac; the area also offers hiking and summer activities. Several lakes are about a 30-minute drive away, as are abbeys and old castles in the region.

Access to towns and transport

Argentat, Brive, Aurillac and Tulle provide access to shops, weekly markets and medical services. The A20 motorway is about 45 minutes away. It provides access to Limoges and its airport in about 1 hour 40 minutes, or Toulouse in about 2 hours 30 minutes. Brive Airport is about an hour away and Rodez Airport about 1 hour 15 minutes. There are train stations in Brive, Tulle and Aurillac; Brive station serves Paris and Toulouse, among other destinations, while Aurillac station provides access to Clermont-Ferrand. Bordeaux is about a three-hour drive away and has an airport serving various European destinations; Toulouse also offers air connections.

Inside the main house

The entrance features a granite mullioned doorway and a solid oak door. The large kitchen has plenty of storage, a gas range, tiled floor, double Belfast-style sink, tall windows and a ceiling with exposed oak beams. Next to it is a small sitting room, used as a relaxation and TV room, with a fireplace and wood-burning stove.

On the ground floor, the main room combines a spacious living room and an open-plan dining area. The original granite fireplace, fitted with a wood-burning stove, is one of the room’s notable features, and the room looks out over the countryside. The ceilings are over 3 meters high. A solid oak spiral staircase connects the basement to the upper floors.

On the first floor, two large bedrooms each have an en-suite bathroom with a toilet, bathtub or shower, and sink. Each measures more than 200 square feet. The landing also has a guest toilet with a sink.

Under the eaves are two large rooms of about 500 square feet each. One is an attic bedroom with exposed beams, a separate shower, toilet, sink and large linen closet; it can accommodate several beds. The other is currently used for storage and contains a linen cupboard, the main plumbing installations, two 200-liter water tanks and the electrical panel.

The cellar comprises four spaces covering the house’s footprint. It contains the electrical panel, the water shut-off valve and laundry equipment for a washing machine and dryer. One area provides access to the main water pipe supplying the gîte. The basement is connected to water and electricity. The ground-floor windows have insulated interior shutters; the first-floor and attic windows are double-glazed. Exterior shutters are fitted to the ground-floor and first-floor windows.

An independent gîte and outdoor spaces

Located directly in front of the main house, the gîte was built after the Second World War as the village school, then converted into independent accommodation. It has two bedrooms, a large family bathroom with a bathtub or shower, a toilet, a sink and a small utility area with laundry facilities. The living area combines a kitchen, dining room and sitting room; it has a wood-burning stove connected to an exterior chimney.

Between the two buildings, a covered area provides parking for three cars and has storage space. The ground in front of the buildings is currently gravelled. At the front of the property, a private lawn offers views to the south and east, towards the Massif Central, the hills and the farmland around the village. A wood of about 800 m² lies to the northeast of the main house, on higher ground, with a view over the valley. There are additional areas behind the house and on the road side; these could be used, for example, as a relaxation area or vegetable garden.

Below the road, a large part of the land in front of the two buildings offers a degree of privacy and contains an above-ground swimming pool intended for seasonal use. Its liner has been removed; the pump and accessories are in storage.

Condition and additional information

From July 2026 until further notice, gardening and pruning work cannot be carried out due to municipal restrictions related to weather conditions and fire risks.

The gîte may need some finishing work, such as painting or flooring. Its roof is in working condition; estimates are available for its possible replacement. The slate roof of the main house was recently inspected, and the slates are in place and in good working condition.

The house was previously operated successfully as a bed and breakfast. The owner says they are open to discussing any aspects of the property that a buyer would like addressed to facilitate the sale.
